As a Certified General Real Estate Appraiser in New Jersey and Pennsylvania it is part of my job to be sure you get the report your need. Do you want to see if the offer you are making on a property is reasonable? Then a verbal report might suit your needs. Do you need to settle an estate? Then you will need a written report to keep with the rest of your estate papers. Perhaps you want to value real estate for a gift or trust. The Internal Revenue Service will want detailed report that conforms to their requirements. Or you may want to know the value of a conservation easement, either as the owner or a conservation group. This requires what is known as a ‘before and after’ report. This type of report values the property before an easement is placed on it, then values it as if the easement is already on it. The difference between the two numbers is the value of the easement. Appraisal requirements change with the needs of the client as well. Most reports are prepared in conformity with the Uniform Standards of Appraisal Practice. But appraisals performed for a purchase financed by the federal government must follow the Uniform Appraisal Standards for Federal Land Acquisition.

You deserve an appraisal that addresses your needs, with a well supported opinion of value, written in a way that you understand how the appraiser arrived at that opinion.
